Q: What is a moderate or middle-income apartment?

A: A moderate or middle-income apartment is a type of income-restricted apartment available through housing programs developed in partnership with the City of New York. Moderate and middle-income apartments are designed to offer high quality NYC apartments at below market rent to income-eligible applicants.

Q: Do I need to pay you a broker fee?

A: No. These are no-fee rentals. Our leasing team represents the owner directly and does not require that any renter pay us a fee. You can contact a member of our team at affordableleasing@gothamorg.com.

Q: How long will it take for my application to be considered?

A: After you submit your application, our leasing team will determine whether you meet the eligibility criteria.  If there is a vacant unit at the time you apply that matches your criteria they will contact you to schedule a time for you to see the unit.  If not, you will be added to the wait list for when a vacant unit is available for you to consider.

Q: Am I allowed to have a roommate / roommates?

A: Yes. The New York City middle-income housing programs allows for roommates to apply and live together as long as they are financially interdependent, as indicated by (i) current leases or utility records demonstrating a shared address, or (ii) documentation; such as bank accounts demonstrating shared assets.

Q: What happens if my income changes after I move-in?

A: The NYC affordable housing program knows that times change, people change, and incomes certainly change as well. Once you’ve qualified and signed your rent-stabilized lease, you can continue to renew your lease even if your income no longer falls within the original requirements. Good news for all quality affordable housing seekers!
